What we do for you, when you purchase your home
Before you sign, we will discuss the clauses in the agreement, what they mean and how they will affect you.
After you sign, we will search the registry or land titles office to determine how the vendor holds title to the property, and whether there are any registered liens, encumbrances or agreements affecting the property.
We will write the vendors’ lawyer requiring compliance with all the terms of the agreement and requiring delivery of good title on closing.
We will prepare your mortgage documents, arrange for the mortgage funds to be delivered on closing, and advise you as soon as possible what balance of funds is required from you (having calculated the land transfer tax payable, and all fees and disbursements).
On closing, we will again search the property records at the registry office, to confirm that there has been no change to title since the preliminary search. We will meet with the vendor’s representative, confirm that all the necessary documents appear to be signed by the vendor. Then we will exchange the certified cheques for the keys and signed documents. We will advise you that the deal is “closed” and get you your keys as soon as possible.
After closing, we will send you a complete written report, with copies of all the documents, warranties, and details of your ownership and mortgage. We will also report to your mortgage company.
